More than 75 days before arrival: All payments received will be forfeited unless another booking is secured for the same period (pro-rata refund will apply).
Within 75 days of arrival: All payments received will be strictly forfeited (No refund).
Early Departure & Amendments
Early Departure: Leaving the villa early during the stay is considered a cancellation, and all remaining funds will be forfeited.
Booking Amendments: Changes to booking dates may be treated as a cancellation, and standard fees may apply.
Admin Fee: A fee of USD 50 + 7% VAT applies to all approved refunds or reservation changes.
Non-Payment: The same cancellation charges apply if the booking is cancelled due to non-payment of the balance.
Intermediate, High, and Prime Seasons: A 30% deposit is required to secure the booking, with the remaining balance due 45 days prior to arrival.
New Year Season: A 50% deposit is required to secure the booking, with the remaining balance due 75 days prior to arrival.
Within 45 or 75 days of arrival: Full payment is required immediately upon booking confirmation, depending on the applicable season.

“Most amazing stay at Villa yin, friendliest staff and most accommodating Villa we have ever stayed in. Booking the private chef is a MUST. We had been in Thailand for about a week before. And chef Bo's cooking was the best Thai food we have ever had. We stayed here for about five days four nights and we had breakfast, lunch & dinner and our bill came out to about $400 each for food. This was for the entire stay. Worth every penny! We had an amazing experience and I would have to say that the staff had everything to do with it. Of course the amazing views and beautiful clean rooms were a big part of it. But I have never experienced such an attentive, hardworking & kind staff as I did at Villa yin. Only complaint I would have is that we booked our stay online and we were pretty upset to find out that the 20% service fee went to the booking agency as oppose to the entire staff at Villa yin. Of course we know everyone needs to make money but the staff deserved every penny!”
