Early departure, immediately on arrival or later during the dates of stay, will be considered a cancellation and all funds will be forfeited

An admin fee of USD 50 +7% VAT will apply in the event of a refund and/or amendment to any reservation.The above cancellation charges also apply if ILS cancels the booking due to non-payment of the balance.If the dates of the booking require to be changed or amended, this may be treated as a cancellation of the original booking and cancellation charges may apply.
Intermediate, High & Prime Seasons: A 30% deposit is required upon booking, with the remaining balance due 45 days prior to arrival.
New Year Season: A 50% deposit is required upon booking, with the remaining balance due 75 days prior to arrival.
Last-Minute Bookings: For any reservations made within 45 days (or 75 days for New Year season) of arrival, full payment is due immediately upon confirmation.

“We had a very nice and relaxing stay at Villa Kohia. The view, the rooms, the location was just perfect. On top of that we got the best service from Pancake, JJ and Nune, who helped us with meals, transportation, cleaning and grocery shopping. The service level was simply sky high, and I will recommend the villa to anyone going to stay at Koh Samui.”

“A grogeaus villa perfect for groups of 8 to 10 people as it has 5 bedrooms. The staff is very welcoming and provide daily breakfast and room cleaning. The villa sits on the hill, built on three levels overlooking Samui. They have extra services and are more than happy to help organise anything special. In our case it was a surprise birthday celebration complete with balloons, cake and a private chef. Thank you to Pancake and Nune for an amazing experience! We fell in love with this place and would definitely want to go back.”

“Amazing weekend escape! The pool and outdoor lounge were perfect for our group; great poolside area, comfy sunbeds, and plenty of space to hang out. Staff were friendly and helped arrange a taxi and late check-in. Close enough to Chaweng nightlife but still super private. Highly recommend for groups.”
